The Architectural Coordinates™ Design System is an innovative new approach to streetscape design. It comprises a well studied and approved set of building forms and architectural components - the Architectural Coordinates™ - that delineate the basic elements of the Copperleaf home - front facade, massing, porches and porticos appropriate to each style. Using it creatively, builders can provide a wide variety of home designs in all three styles, while maintaining quality and effective cost controls. The system has built-in flexibillity, so that repetition will be avoided and new market trends can be accommodated without compromise to the architectural vision of the community. Using this system, and relying on the skill and judgment of their design teams, builders can offer their buyers unprecedented choice in the design of new homes.

Grid Line Proportioning

Proper proportions are critical to good design. A key part of the Coordinates Design System is to design according to a common grid system. All front elevations are divided into bays by gridlines. Typically, there are three bays. All of the building elements - the Architectural Coordinates™ such as windows and doors are located by these gridlines, either centered on the lines or centered between them. This Coordinates Design System will ensure that homes are well proportioned, establishing an attractive consistent rhythm, an architectural vocabulary and harmonious streetscapes throughout the community.

Building Forms

Each of the Copperleaf styles has distinctive features, including massing and roof pitch, porch shapes and additions such as box bays. The forms have been developed to offer a wide choice of design options, while remaining as true as possible to their architectural roots. It is important to note, architectural style is much more than simply applied detail, but is fundamentally a matter of form and design philosophy. All homes must comply with these approved building forms which will be recorded on lots as approved. Additional building forms will be considered at the discretion of Hopewell as long as the designs follow the spirit of the guidelines. The intent of the guidelines is to ensure simplified box massing. Raked or angled walls will not be permitted.

Architectural Coordinates™

Completing the Design System is a coordinated set of architectural components and details, including gable profiles and finishes, porches and porticos, windows and front doors, garage doors, colours and details such as railings, columns, chimneys, skirting panels and gable vents. These have been designed to be architecturally authentic and appropriate to the styles.

Front Entries

  • Front entry treatment is very important. Open, inviting entries on homes enhance the entire community.
  • All homes in Copperleaf are to have prominent front entries including porches, porticos or canopies. Angled entries

Cantilevers

  • A maximum of one cantilever is allowed on a side elevation, and restricted to the main floor only. Maximum width of cantilevers is 10 ft. (3.0 m); set back from the front or rear wall a minimum of 2 ft. (0.6 m).
  • A minimum 3" (75 mm.) roof overhang is required. If located in the front third of the wall, cantilevers are to be skirted to grade or supported by brackets or other architectural details appropriate to the style.
  • Cantilevers on the rear of the home are permited, provided the integrity of the building form is maintained and level 1 elevations are considered.

Chimneys

  • Chimney flues must be boxed in a minimum of 2' X 2' and clad in siding.
  • Larger chimneys may be required when the chimney is intended as an architectural detail, enhancing the elevation.

Vents

  • If additional attic venting is required, larger eaves may be permitted, at the discretion of Hopewell.
  • Whirly bird vents are not permitted. If attic venting is required on an existing home, a fan system is permitted.

Windows

  • Skylights are not permitted on roof slopes that face the prominent street.
  • Raked windows are not appropriate for the styles chosen in the community, and therefore will not be considered on any elevation.
  • To be true to the authenticity of the intent of a fireplace, windows over fireplaces are not permitted on any elevation.
